Anope 2.0.1 - Help not working correctly

I just did a fresh install of the latest Anope and Unreal and am getting this error when I run the help command on any service bots (i.e. /ns help, /bs help, etc):

NickServ: Unknown command help. "/msg NickServ HELP" for help.

The services logs show:
Command HELP exists on me, but its service generic/help was not found!

I'm stumped as to what I've done wrong.  The aliases are setup correctly so I can reference the bots using /ns, /bs, etc.

You need to load the help module which is located in modules.conf and is loaded by default on new installs.

You either commented it our or commented out the include for modules.example.conf.
